Location

Located at 1743 and 1747 36th Avenue SW, Loop 36 is in a mixed-use area of Marda Loop, surrounded by townhomes, apartments, cafés, restaurants and other commercial and residential buildings. Just blocks from the 33rd and 34th Avenue City of Calgary “Main Streets” and with the approved 34th Avenue multi-modal transit infrastructure coming soon, Loop 36 promotes biking, e-biking, walking, strolling and other clean, healthy and sustainable modes of transportation. It includes bicycle, e-bike and mobility storage units and electric vehicle charging opportunities. Primary bus routes are located nearby on 33rd Avenue to the North and 16th Street to the East.

Design

It is important to Oldstreet that Loop 36 elevates the public realm, is sensitive to its neighbours and makes the surrounding streetscape more beautiful for residents and neighbours to enjoy.

A mix of classic, high-quality design elements, such as red brick, black gridded windows and metal details, contrasted with modern touches, means that Loop 36 will be stylish today and long into the future when current architectural trends have come and gone.

The innovative courtyard design creates a common gathering area and an opportunity for residents to meet or just say “hello”. We believe these small day-to-day interactions have a meaningful impact on mental health and will make Loop 36 a positive place to live.

Oldstreet has undergone extensive community engagement in relation to Loop 36. The process has generated high-quality, forward-thinking ideas and solutions that we have implemented. A few examples of this include:

  • Conducting a third-party traffic study confirming the availability of sufficient on-street parking;
  • Engaging with private waste-management companies to provide services greater than what the City of Calgary can provide, ensuring regular, efficient service and effective “bin management” solutions to keep the alley clear and orderly;
  • We are lowering the maximum building height below the current maximum in-place zoning allowance;
  • Our East building has been moved off the existing minimum property setback line, tenant entryways have been moved off the East side of this building and landscaping elements have been added between Loop 36 and its neighbours, all of which increases privacy and reduces shadowing concerns for our neighbours beyond what the current in-place zoning requires;
  • Making Loop 36 “future ready” by adding e-bike charging capability to all bike and mobility storage lockers and electric vehicle charging options; and
  • Revised our site plan to save two large poplar trees at the North of the property and committing to more landscaping than is required for a project of this nature.

Oldstreet intends to build, own and operate Loop 36 following construction and lease-up. We are committed to a transparent and genuine community engagement process and we thank all of those that have engaged. We are incentivised to provide the highest quality project possible for future Loop 36 residents and for the Marda Loop community – we live here too!
